With increased interest rates, tighter credit standards, higher capitalization rates, a looming recession, work from home, continued expansion of web shopping and other factors, real estate values have been challenging across virtually all asset classes. In addition, many properties recently traded at prices that were priced for perfection and they are facing assessment challenges from School Districts across Pennsylvania. This course will address filing challenges against real estate assessments in Pennsylvania and defending School District appeals where property values have declined.
Where property values have declined below the principal of mortgage and mezzanine loans, lenders and borrowers in Pennsylvania face having their losses compounded by realty transfer taxes. The course will also review the applicability of Pennsylvania and Philadelphia realty transfer tax rules (they differ in some significant ways) to deeds in lieu, mortgage foreclosures, entity acquisitions by mezzanine lenders and rescue capital investments.
