On June 13, 2025, Mayor Parker signed Bill No. 250524, which changed the Zoning Code to completely remove any requirement to provide on-site parking spaces for new residential developments in the CMX-4 and CMX-5 zoning districts. The longstanding Zoning Code provision of the CMX-4 and CMX-5 zoning districts required three (3) parking spaces for every 10 new residential dwelling units proposed in a newly constructed or expanded building.
This is a major development meant to spur and support residential development in the City’s major commercial corridor areas (where the CMX-4 and CMX-5 Commercial Zoning Districts are located). This removal of the residential parking requirements also trumps any on-site residential parking requirements in any applicable Special Control Overlay Districts within a CMX-4 or CMA-5 Zoning District.
