Daniel R. Grabell

Dan focuses his practice on commercial real estate transactions, representing clients in the acquisition, disposition, leasing and development of various property types, including retail, office, industrial and multi-family. He works with developers, owners, investors, private equity firms, retailers and other national and local businesses. Dan’s work includes preparing real estate transactional documents and conducting due diligence for real estate transactions to resolve title, survey and other due diligence issues.

Prior to joining the firm, Dan worked as an associate in the commercial group of a prominent law firm in Wilmington, Delaware.  He has experience in counseling domestic and international, public and private companies in the financial services, investment management, and real estate industries.

Acquisitions & Dispositions

• Representation of the purchaser of a 205-unit apartment complex in Phoenixville, Pennsylvania.
• Representation of the seller of three (3) industrial properties across North Carolina and Texas, including the initiation of a forward 1031 exchange.
• Representation of the purchaser of a 68-unit apartment complex in Chicago, Illinois, including the assumption of an existing first mortgage loan encumbering the property.

Commercial Leasing

• Representation of a global quantitative trading firm in connection with a 10-year sublease of a full floor (73,735 square feet) at 30 Hudson Yards in New York followed by a 5-year direct lease of the same premises.
• Representation of a leading national art supply chain in connection with the leasing of new retail stores located in Arizona, Florida, Missouri and New York.
• Representation of a Philadelphia-based, fast-casual restaurant in connection with the leasing of multiple new locations throughout the Mid-Atlantic.

Corporate Real Estate

• Representation of a private equity firm on the real estate components of its acquisition of a provider of drayage transportation services with a strong presence at strategically important marine terminals and rail yards.
• Representation of a private equity firm on the real estate components of its acquisition of a company offering innovative liquid-solid filtration and separation technologies.
• Representation of a private equity firm on the real estate components of its acquisition of a grower and shipper of microgreens and edible flowers for foodservice and retail customers.
