For all Pennsylvania counties outside of Philadelphia and Allegheny, the deadline for filing 2026 tax assessment appeals is August 1. Those appeals will be heard by October 31, 2025, and decided shortly thereafter. Therefore, it is important to retain an appraiser as soon as possible for out-of-Philadelphia appeals. There likely will be substantial delays in scheduling Philadelphia cases.
As you may know, local school districts may also appeal tax assessments on the basis that a property is under-assessed and ask that the assessment be increased. If you receive notice from a school district that they filed an appeal, you need to defend against it.
