The deadline for filing property tax assessment appeals in Philadelphia is October 2. No appeals can be filed for 2024 after that deadline, except late-year purchasers have a limited extension.
For all counties outside of Philadelphia and Allegheny counties, the deadline is August 1, 2023. Those cases will be heard by October 31, 2023, and decided shortly thereafter. Therefore, appraisers need to be lined up immediately for out-of-Philadelphia appeals. There likely will be substantial delays in the scheduling of Philadelphia cases.
As you may know, local school districts may appeal assessments, claiming the property is under-assessed and asking that the assessment be increased. If you get a notice from a School District that they filed an appeal, you need to defend against it.
